Community Overview

New York City occupies a unique and special place in the American psyche. From the Jazz Age to the Wall Street Boom of the 1980s, the city has witnessed key events in the nation's history and stands witness to the formation of the American identity. Located in the southeastern portion of New York State, in the northeastern region of the United States, NYC is a city and port at the mouth of the Hudson River. As one of the most influential and exciting cities in the world, its iconic skyline continues to attract a steady stream of new residents and property investors. NYC can be described as an intricate patchwork of neighborhoods scattered across five boroughs, namely Manhattan, the Bronx, Brooklyn, Queens, and Staten Island, each with its own identity and flavor. It is a vast metropolis that encompasses Manhattan and Staten islands, the western quadrant of Long Island, and portions of mainland New York State north of Manhattan. Its urban sprawl also extends into the neighboring areas of New York, New Jersey, and Connecticut.

History

NYC has gone by many names throughout its rich history, New Amsterdam and the Commonality of the City of New York being some of them. Its first inhabitants were the Lenape Native Americans, who resided in the fertile area between the Delaware and Hudson rivers. European explorers reached the area in the 16th century with Giovanni da Verrazzano being one of the first known explorers to arrive. In 1624, the Dutch West India Company sent over 30 families to settle the area known today as Governors Island. Governor General Peter Minuit purchased a larger parcel of land (located on present-day Manhattan Island) from the Lenape in 1626, with the settlement transferring to the new area called New Amsterdam, and there they prospered. In 1664, British forces seized the settlement from the Dutch and renamed it New York City. By 1760, NYC had a population of 18,000 and became the second-largest city among the colonies. Following the Revolutionary War, NYC emerged as one of the most important ports in the United States by 1810 and played a significant role in the cotton trade, with Southern plantations sending cotton to the East River docks, to be shipped to Manchester and other industrial cities in Britain.

Real Estate

NYC remains an attractive prospect for buyers and investors looking to acquire premium space in the city. Known for its high-rises, Manhattan offers an excellent selection of luxury condos and penthouse suites offering stunning views of the skyline and the Hudson River. New York real estate is synonymous with gorgeous brownstones and pre-war apartment buildings with beautiful brick exteriors. Buyers will also find a selection of single-family homes with Craftsman and Bungalow-style architecture. The opulent 19th and 20th century mansions from the Gilded Age can still be found along the waterfront in the Bronx and further out in the Hamptons on the eastern tip of Long Island. According to New York State Association of Realtors (NYSAR) annual report for 2020, the entire state of New York was a seller’s market across the majority of its housing segments with inventory hitting record lows and putting upward pressure on home prices. NY median sales price increased 11.6% to $310,000 compared to the year prior. The statewide median sales price also increased 30.4% from $280,000 in March 2020 up to $365,000 in March 2021. The real estate market also recorded robust sales due to pent-up demand in March 2021 with the high number of closed and pending sales seeing year-over-year sales growth for the seventh consecutive month since the start of the pandemic.

Cost of Living

The cost of living in NYC is higher than the national average. Housing, transportation, and utilities are major factors in day-to-day living expenses. The median income is also higher than the national average, which helps offset the cost of living in the city. Moreover, living in NYC gives residents access to career and business opportunities in finance, real estate, media, healthcare, pharmaceuticals, and entertainment.
